Move-Out Cleaning Checklist for Portland Renters

Your deposit is real money — often $1,500 or more in the Portland metro — and the difference between getting all of it back and losing a chunk usually comes down to the final clean. After years of move-out cleans for renters across Portland and Milwaukie, I know exactly what property managers photograph during the final walkthrough. This is the checklist I clean against.

What landlords actually inspect

Most managers work from a standard condition report, and the same items show up on it again and again. They are not checking whether the home "looks clean" — they are checking specific surfaces, in a specific order, usually with a camera in hand.

Kitchen (where most deposits are lost)

  • Inside the oven — baked-on grease is the single most-charged item on move-out reports
  • Inside the refrigerator: shelves, drawers, walls, and door seals
  • Inside every cabinet and drawer, plus the cabinet fronts and handles
  • Range hood and filter, backsplash, and the sides of appliances
  • Sink descaled, faucet polished, disposal fresh

Bathrooms

  • Tub and shower descaled — soap scum and hard-water film are photographed every time
  • Grout lines and shower door tracks
  • Toilet cleaned inside and out, including the base and behind it
  • Mirror, vanity, and inside the medicine cabinet and drawers
  • Exhaust fan cover dusted

Every room

  • Baseboards, door frames, doors, and light switches wiped
  • Interior window glass, sills, and tracks
  • Closet shelves and rods
  • Light fixtures and ceiling fans dusted
  • Floors vacuumed and mopped last, including edges and corners
  • Nail holes and wall scuffs noted — light spot-cleaning of washable walls helps

The order matters

Clean top to bottom, back to front: fixtures and fans first, then surfaces and insides of cabinets, then baseboards, then floors on your way out of each room. Cleaning floors first is the classic mistake — everything above them rains dust right back down.
